Rotted Window Sill Repair in Rockville, MD & Silver Spring
Soft sills, rotting casing and crumbling brickmold repaired — usually without replacing the window — across Rockville, Potomac, Bethesda & Silver Spring.

A window sill is the lowest horizontal surface on the outside of the window, which makes it the first thing to rot. Rain sits on it, snow melts against it, and the paint film breaks somewhere you never look. NextDayJose repairs and replaces rotted window sills across Rockville, Silver Spring, Potomac and Bethesda — and in most cases the window itself stays exactly where it is. Locally-owned, licensed and insured, 13+ years in the DMV.
The honest first question is how far the rot has travelled. If a screwdriver sinks into the sill but the jamb and casing above it are solid, that is a localized repair. If the rot has climbed into the frame corners or the wall below is soft, that is a bigger conversation and we will say so before we quote. Rot here almost always starts with a failed seal, so we check the surrounding siding and re-seal the joint the way we do when recaulking around doors. It is also part of our broader wood rot repair work.

Repair or Replace the Sill?
We probe the sill in several places first. Surface checking and peeling paint with solid wood underneath is a prep-and-paint job. Wood that gives under an awl but is confined to a small area can be cut back and consolidated with a structural epoxy filler, which is a genuinely durable repair when the moisture source is fixed at the same time. Once more than roughly a third of the sill is soft, or the rot has reached the ends where the sill meets the casing, replacement is the cheaper answer over any real timeframe — epoxy in a wet sill just hides the problem for a season.
Replacing an exterior sill does not mean replacing the window. On most double-hung and casement units the sill, the brickmold and the casing are separate pieces fastened to the frame, so we can remove and rebuild them while the sash and glass stay in place. We cut the new sill with the same slope and drip edge as the original, prime all six faces before it goes up, and set it so water runs away from the house rather than back toward the wall.
Brickmold, Casing & PVC Upgrades
Brickmold is the thick exterior casing that covers the gap between the window frame and the siding or masonry, and on DMV homes built before the 1990s it is paint-grade pine that has been repainted a dozen times. When it goes, it usually goes at the bottom corners where the sill meets it. We replace brickmold in matching wood profiles, or in cellular PVC when you would rather not do this again.
PVC is worth mentioning plainly because it changes the economics. It costs more up front, it will not rot, and it takes paint well enough that nobody can tell from the sidewalk. On a north-facing wall, under a gutter that overflows, or on a rental you are not going to repaint every four years, we will usually recommend it for the sill and the bottom of the casing and leave the upper trim in wood.

Why DMV Window Sills Rot
The Washington region runs humid for most of the summer and swings through dozens of freeze-thaw cycles every winter, which is the worst combination for a painted horizontal surface. Water gets into a hairline crack in the paint, freezes, widens the crack, and the sill starts drinking. On the 1950s–1980s brick colonials and split-levels common across Rockville, Kensington and Silver Spring, the original sills are paint-grade pine with no end-grain sealing, so they fail at the ends first, where nobody looks.
The second local pattern is gutters. A gutter that overflows above a window — and in Potomac and Bethesda, under oak and maple cover, they all overflow by November — will sheet water directly onto the sills below it every storm. If we find that, we will tell you, because replacing the sill without fixing the water is money spent twice. It is the same failure we see behind rotted fascia, and it is worth handling both while we are set up.
Window Sill Repair FAQs — Rockville, Potomac & Silver Spring
Can you repair a window sill without replacing the window?
Almost always, yes. On most windows the exterior sill, brickmold and casing are separate pieces fastened to the frame, so we can cut out and rebuild the rotted wood while the sash and glass stay exactly where they are. Replacing the whole window only becomes the right call when the rot has moved into the frame itself or the unit has failed seals and fogged glass anyway.
How do I know if my window sill is rotted or just needs paint?
Press a screwdriver or an awl into the sill at both ends and in the middle, using firm thumb pressure. Solid wood resists. If the tip sinks in, or the wood feels spongy and dark, that is rot and paint will only seal the moisture in. Peeling paint over hard wood is a prep-and-repaint job, which is a much smaller number.
What does rotted window sill repair cost in Rockville?
A localized epoxy repair usually runs $250 to $500. Replacing the exterior sill on one window is typically $450 to $900, and $700 to $1,500 if the brickmold and casing have to go with it. If you have several windows in the same condition we price them together, usually $350 to $800 per window. Quotes are always free.
Should I use PVC instead of wood for the new sill?
On a wall that gets weather, under a gutter, or anywhere you would rather not repaint every few years, yes — cellular PVC will not rot, holds paint well and looks the same from the street. It costs roughly $150 to $400 more per window. On a protected elevation in a historic district, matching wood is often the better answer, and we will tell you which situation you are in.
How long does window sill repair take?
One or two windows is normally a single visit. A sill and casing rebuild across several windows is usually one to two days, plus return time if we are painting, because primer and finish coats need to dry properly between them. We will not rush paint onto damp wood in August.
