Wood rot is a fungus, not weathering. It needs wood, oxygen and moisture above roughly 20 percent, and once it has all three it will keep eating sound wood until one of them is taken away. That is the whole logic of a real repair: cut back past the damage, rebuild, and remove the water. NextDayJose repairs exterior wood rot across Rockville, Silver Spring, Potomac and Bethesda — locally-owned, licensed and insured, 13+ years in the DMV.

Rot shows up in the same places on almost every house, so we have dedicated pages for the common ones: window sills and exterior casing, door frames and jambs, and porch columns and posts. Rot at the roofline is soffit and fascia repair, rot in a deck frame is deck repair, and rot in a fence is fence repair. This page covers everything else, and it is where to start if you are not sure what you are looking at.

Dry Rot vs. Wet Rot — and Why It Matters

Homeowners usually call everything dry rot. The distinction worth knowing is that so-called dry rot spreads through a wall or a framing member and can travel across material that is not itself very wet, while wet rot stays where the water is. Practically, wet rot is contained and predictable — the soft wood is the damaged wood. Dry rot means we probe well beyond the obvious damage before quoting, because the visible patch is often the smallest part of it.

Either way the treatment is the same in shape: remove the affected wood plus a margin of sound wood, treat what remains with a borate or fungicidal preservative where it is staying in place, and replace with properly primed material. What does not work is painting over it. Paint seals moisture in and gives the fungus a warm, dark, damp place to keep working, which is why a rot repair that was 'fixed' two years ago is often worse than one that was left alone.

Epoxy Repair vs. Replacing the Wood

Consolidating epoxy genuinely works when the conditions are right: the damage is localized, the piece is otherwise sound and well-fastened, the wood can be dried first, and the moisture source is being fixed at the same time. It is the honest answer for a decorative profile that would be expensive to reproduce, a historic element worth keeping, or a small area on an otherwise good board. We use it often on sills and column bases.

Once rot has taken more than roughly a third of a member, reached the end grain or fasteners, or touched anything structural, replacement is cheaper over any real timeframe. Epoxy in wet wood is a cosmetic delay, not a repair, and we will say so rather than sell you the smaller number. Structural members — a porch beam, a deck joist, framing behind the sheathing — are always replaced rather than filled.

Exterior Trim Rot: Corner Boards, Rake & Frieze Boards

The flat trim on a house rots in a predictable order. Corner boards go at the bottom where they meet the water table or the foundation. Rake boards along the gable edge and frieze boards under the eave go wherever a gutter overflows or a roof edge drips behind them. Band boards between floors catch everything running down the wall. All of it is paint-grade pine on most DMV homes and all of it is replaceable without touching the structure behind it.

We cut back to sound material at a scarf or a butt joint over framing, prime all six faces of the new stock before it goes up, and set the joints so water sheds rather than sits. On elevations that keep failing, cellular PVC for the bottom sections and the horizontal surfaces is usually the right call. Trim around the garage opening specifically is garage door trim replacement — same craft, and it has its own page.

Why Wood Rots So Fast in the DMV

The Washington region gives rot everything it needs. Summers sit above 70 percent humidity for weeks, which keeps wood moisture content high without a drop of rain, and winters run through dozens of freeze-thaw cycles that crack paint film and open the path for water. Add the tree cover across Potomac, Bethesda, Kensington and Takoma Park — shade means surfaces stay wet for hours longer after every storm, and oak and maple debris keeps gutters full from October on.

The housing stock matters too. Most of what we work on around Rockville and Silver Spring was built between 1950 and 1990 with paint-grade pine trim, no end-grain sealing and no rain-screen detail behind it. That was ordinary practice and it lasted forty years on a well-maintained house. It fails first at horizontal surfaces and end grain, which is why sills, the bottoms of corner boards, and the feet of columns are where we spend most of our time. When we replace them, we prime all six faces and detail the joints to shed water — the two things that were not done originally.

Wood Rot FAQs — Rockville, Potomac & Silver Spring

How do I know if it is wood rot or just old paint?

Push an awl or a screwdriver into the wood with firm thumb pressure, especially at the ends of boards and on any horizontal surface. Sound wood resists and the tip barely marks it. Rotted wood is spongy, the tip sinks in, and the fibres often look darker or stringy. Peeling paint over hard wood is a prep-and-paint job; wood that gives is rot and needs to come out.

Can wood rot be repaired with epoxy instead of replacing the wood?

Sometimes, and it is a real repair when conditions allow: the damage is localized, the piece is otherwise sound, the wood can be dried, and the water source is being fixed. It is a good answer for decorative profiles and historic trim. Once more than about a third of a board is soft, or the damage reaches end grain, fasteners or anything structural, replacement costs less over any real timeframe.

What does wood rot repair cost in Rockville?

A small localized epoxy repair typically runs $250 to $600. Replacing a rotted trim board is usually $300 to $800 per board, and a full corner, rake or frieze run is $600 to $1,800 per section. Porch columns and structural work run higher because they need shoring. Quotes are always free and we will tell you which category yours is.

Is wood rot the same thing as termite damage?

No, though they look similar from a distance and often occur together because both follow moisture. Rot is a fungus digesting the wood and leaves it soft, darkened and crumbling. Termites leave galleries and mud tubes and often hollow a board while the surface still looks intact. If we see anything that suggests active insects, we will tell you to get a pest inspection before we rebuild — replacing the wood without treating an infestation wastes the repair.

Should I replace rotted trim with PVC?

On horizontal surfaces, bottom sections, north-facing elevations and anywhere with a water problem you are not going to solve, yes. Cellular PVC will not rot, holds paint well and is indistinguishable from the street. It runs roughly $100 to $400 more per board. On protected elevations or in historic districts, matching wood is often the better answer and we will say which situation you are in.

Will painting over rotted wood stop it?

No, and it usually makes it worse. Paint traps the moisture already in the wood and gives the fungus exactly the warm, dark, damp conditions it wants. The rot keeps spreading under a surface that now looks fine, which is why 'repaired' rot is often in worse shape than rot that was simply left visible.
