NextDayJose installs waterproof and water-resistant laminate flooring across Rockville, Silver Spring, Potomac, Bethesda and Gaithersburg — living rooms, bedrooms, hallways, stairs, dining rooms and whole main levels. We tear out the old floor, flatten and prep the subfloor, acclimate the material, lay it with correct expansion gaps, and set the transitions, stair nosing and baseboard back the way they should be. Locally-owned, licensed and insured, 13+ years in DMV homes.

Modern laminate is a genuinely good floor, and it is nothing like the clicking, hollow-sounding product people remember from 2005. Today's wood-look laminate has a harder, more scratch-resistant surface than vinyl, more convincing grain and bevels, and it feels more solid underfoot. Where it still needs honesty is water — and that is the part of this page worth reading before you buy.

"Waterproof" Laminate: What You Are Actually Buying

Here is the plain version, because the marketing on these boxes has gotten ahead of the product.

Laminate is a compressed wood-fiber core — HDF — with a printed decor layer and a clear wear layer on top. What the current generation adds is a tightly sealed surface, factory-waxed or treated click edges, and a tighter locking profile, so surface water cannot get down into the core. Most products back that with a warranty covering spills left standing for 24 to 72 hours.

That is real protection against a dropped glass, a dog accident, a damp mop or a kid with a cup. It is not protection against a supply line letting go overnight, a dishwasher leak nobody sees for a week, or a basement that takes water. Once water reaches HDF through a chipped plank or an unsealed cut, the core swells — and swollen laminate does not dry back flat.

So we install laminate where the risk is spills, and we install luxury vinyl plank where the risk is water. That is a straightforward line and we hold to it on every quote, including the ones where it means recommending the less expensive material.

Where we recommend laminate

  • Main-level living rooms, dining rooms and family rooms
  • Bedrooms, hallways and stairs
  • Home offices and finished bonus rooms above grade
  • Kitchens — with an AC4 or better rating and sealed perimeters

Where we recommend vinyl plank or tile instead

  • Basements and any below-grade room — see LVP installation
  • Full bathrooms and powder rooms with a shower or tub
  • Laundry rooms and utility rooms with a floor drain or water heater
  • Mudrooms and entries that take winter slush — see porcelain tile

AC Ratings: Pick This Number Before You Pick a Color

The AC rating is an abrasion-resistance class from AC1 to AC5, and it predicts how the floor looks in year six better than any brand name does.

RatingBuilt ForOur Take
AC1 – AC2Light or occasional useClosets only. Don't floor a room with it.
AC3All residential roomsThe practical minimum for a bedroom or living room.
AC4Heavy residential, light commercialWhat we recommend for kitchens, halls, entries, pets and kids. Small upcharge, big difference.
AC5General commercial trafficWorth it in a rental or short-term rental that turns over often.

Two other specs matter almost as much. Plank thickness (8mm vs. 12mm) drives how solid the floor feels and how well it bridges minor subfloor variation. And attached underlayment — if the plank has a pad already bonded to it, you do not add a second one, because doubling the cushion makes the floor spongy and voids most warranties.

How We Install Laminate Flooring

Laminate is a floating floor, which means it is never glued or nailed to the subfloor — it has to be free to expand and contract with the seasons. Almost every laminate failure we get called to repair traces back to that rule being broken somewhere.

We pull the old floor, fix soft spots and screw down squeaky panels, then check flatness with a 10-foot straightedge; beyond roughly 3/16" in 10 feet we sand the high spots or pour self-leveler and give it a cure day. Over a slab we check moisture and use a vapor-barrier underlayment. The material then acclimates in the room it is going into for about 48 hours, which matters more here than in a dry climate because DMV summers put real moisture in the air.

Laying it, we rack the planks so end joints stagger at least 8 to 12 inches and no seam lines up with its neighbor, keep a consistent expansion gap at every wall, pipe, column and hearth, and add an expansion break at doorways on long runs. We seal the cut edges at perimeters, doorways and anywhere near water, since factory treatment stops where our saw starts. Doors get undercut so the plank slides beneath rather than being scribed tight, and baseboard or shoe molding covers the gap without pinching the floor. Stairs get glued, fastened treads and a real nosing — stairs are the one place laminate does not float.

If a wall needs patching after tear-out, we handle drywall repair in the same visit, and doorway height changes are covered under threshold replacement.

Laminate in DMV Homes: Humidity, Old Framing & Sound

Three things about Montgomery County houses shape how we install laminate here.

Seasonal humidity swing. Our summers are humid and our winters are dry-furnace dry, so a floating wood-core floor genuinely moves across the year. That is why the expansion gap is not optional and why we will not run a single uninterrupted field across an entire main level without a break. A buckled seam in August is almost always a gap that was too small in February.

Older subfloors. The 1950s ramblers and Cape Cods around Rockville and Silver Spring, and rowhouses in DC and Takoma Park, often have plank subfloors, uneven patches and squeaks. Laminate bridges minor variation better than tile but worse than glue-down vinyl, so flattening is where the labor goes. We would rather spend an extra half day with a straightedge than hand you a floor that clicks when you walk on it.

Sound transfer. Laminate over a slab or over an occupied level below can read as loud. An acoustic underlayment with a decent IIC rating fixes most of it, and it is worth specifying in a condo or a rowhouse where the floor below is somebody else's ceiling — many buildings require it.

Prepping a unit to rent or sell? Laminate photographs beautifully in listings, installs fast, and has no cure time. We pair it regularly with move-out repairs, minor flooring repair for the rooms that only need a patch, and the full rental make-ready punch list.

Waterproof Laminate FAQs — Rockville, Potomac & Silver Spring

How much does waterproof laminate flooring installation cost in Rockville?

Labor for floating laminate runs about $3 to $6 per square foot in the Rockville and Silver Spring area, with wide-plank and herringbone patterns at the upper end. Tear-out, self-leveling and subfloor repair are added on top. A 300 square foot living room typically lands between $1,200 and $2,400 for labor, with the laminate supplied by you. Quotes are always free.

Is waterproof laminate actually waterproof?

It is far better than old laminate, but the honest answer is that it is waterproof at the surface rather than all the way through. The core is still compressed wood fiber, protected by a sealed wear layer and factory-treated edges, and most products carry a warranty against spills standing for 24 to 72 hours. That covers a dropped glass, a pet accident or a damp mop. It does not cover a supply line letting go overnight or a basement that takes water, because once water reaches the core through a damaged plank it swells and does not recover.

Should I use waterproof laminate or vinyl plank in a basement?

Vinyl plank, in nearly every case. Montgomery County basements run humid and sit on slabs that move, and a wood-fiber core is the wrong material below grade even when it is sold as waterproof. We install laminate on main levels and upstairs, where it looks and feels better than vinyl, and we use luxury vinyl plank below grade. That is a recommendation we hold to even when the laminate is on sale.

What AC rating do I need for laminate flooring?

The AC rating measures abrasion resistance on a scale from AC1 to AC5. AC3 is the practical minimum for any room people live in. AC4 is what we recommend for kitchens, hallways, entries and homes with pets or children, and it is only slightly more expensive. AC5 is built for commercial traffic and is worth it in a rental or a short-term rental. Anything rated AC1 or AC2 belongs in a closet, not a floor.

Can laminate flooring be installed over existing tile or concrete?

Yes to both, with preparation. Over ceramic tile we skim the grout lines flat so the joints do not telegraph through the plank. Over concrete we check the slab for moisture and run a vapor barrier underlayment, and we flatten anything beyond roughly 3/16 inch in 10 feet with self-leveling compound. Laminate cannot be installed over carpet or over any floor that flexes, and it should not be glued or nailed down, because it has to float and move with the seasons.

How long does laminate flooring take to install?

Most single rooms are a one-day job, and a main level of 800 square feet or more usually runs two to three days. Laminate should also acclimate in the room for 48 hours before installation, so plan for the material to be delivered ahead of the crew. Self-leveling adds a cure day. There is no finishing or curing after installation, so the floor is walkable as soon as the baseboard goes back on.
